According to the Minister of Finance, Mr. Christos Staikouras, businesses based in a Regional Unit that is included in the “Increased Risk” level for at least 14 days within the month and are significantly affected according to the attached huge “April KAD extended list”, are entitled to a mandatory 40% rent reduction on their commercial properties. This list includes not only the businesses that will be compulsorily closed (restaurants, shows, gyms, etc.) but also all trade and service activities that will remain in uninterrupted operation!!!
They are entitled to the same for the rent of the main residence of their employees whose employment contract is suspended, but also for the student residence of their children, throughout the territory .
For businesses located in the “Watch” level areas (green and yellow), the possibility of optional rent reduction still applies, according to the expanded KAD list .
For the owners who rent out properties to these businesses and their employees, the only positive measure is the offsetting of 30% of the loss against their tax liabilities. No other subsidy, reduction of obligations, facilitation, regulation or any other palliative measure…
What does the “expanded list” contain and in which regions of it of the country will be implemented
Hundreds of thousands of businesses based in the Region of Attica and in 21 Regional Units of the rest of the country, carry out 552 different activities and they pay rent for the offices, the shops or other type of facilities they use are entitled to pay a 40% reduction in the rent for the month of November.
The reduction applies to all businesses that lease the properties in which they are located and in addition:
a) have their headquarters in the Region of Attica and in the Regional Units of Thessalonica, Evros, Rodopi, Xanthi, Kavala, Drama, Serres, Kilkis, Halkidiki, Pelli, Imathia, Pieria, Florina, Kastoria, Kozani, Ioannina, Trikala, Larissa, Boeotia and Cyclades
b) perform one of the 552 main activities included in an expanded list of Activity Code Numbers, which was implemented last April and is published below or they carry out as a secondary activity, with gross income greater than the main one, one of the 552 activities on the same list
c) they are entitled to pay for the month of November 60% of rent, which they have agreed with their landlords. In other words, they have the right to pay the November commercial rent reduced by 40%.
Statement on the issue of rent made earlier on the show of Giorgos Avtias on Sky the Minister of Development Mr. Adonis Georgiadis, who blamed the limited success of the measure of the voluntary reduction of rents on the owners, saying among other things the following:
“We, with respect to ownership, voted for the voluntary reduction of rents to give the opportunity to find them among the owners – tenants in the new economic conditions. If this good faith disposition does not thrive, we will not let businesses go under. I appeal to the landlords: a property cannot but have a lower rent in a recession year of 8-9%. That’s what the law of market and demand says. So please everyone show due understanding in a difficult year. The state cannot cover the whole of anyone’s loss. I repeat: the state is willing to contribute to the good faith consultation of all parties. If this does not work, the state has the power to legislate.
