profile
The Thessaloniki Property Owners Association (EN.I.A.TH.) is a non-governmental, non-profit association founded to actively represent property owners in the Prefecture of Thessaloniki and any other city in Northern Greece where a local property owners’ association is not present. EN.I.A.TH. serves as the voice of both small and large property owners in relation to local and state authorities. Founded in 2001, we have, within a few years, developed notable activities and communicated property owners’ perspectives to local authorities, highlighting the issues property ownership faces today and proposing solutions to address them. Throughout this effort, we have received the unwavering support and invaluable assistance of Mr. Stratos Paradias, President of the International Union of Property Owners (UIPI) and President of the Panhellenic Federation of Property Owners (POMIDA).
The issues our organization addresses include the constitutional and legal protection of real estate, legislation regarding commercial leases and residential rentals, taxation of real estate by the state and local government, registration of property in the National Cadastre, urban planning issues, listed buildings, forest and agricultural properties, transfer of building coefficients, and any other matters that may arise in an era where real estate and investments in real estate are rapidly evolving, creating new opportunities as well as risks for investors and property owners.
The establishment of EN.I.A.TH. provides an opportunity for all property owners who are troubled and affected by continuous changes—legislative, tax-related, and urban planning—imposed by the respective government, to unite their forces and be heard loudly through the credibility of POMIDA, which closely monitors property issues in our country and has been continuously contributing for over 20 years.
PURPOSE OF EN.I.A.TH.
The primary and main purpose of EN.I.A.TH., as defined in its statute, is the mass representation of property owners of all types of real estate before local authorities and national authorities (through POMIDA, of which it is a member). This includes the study of all issues concerning property owners and future prospects for real estate, the promotion of positions, and the advocacy for the rights of property owners as protected by the laws and the Constitution of the country, the European Convention on Human Rights, and other international treaties. Additionally, it aims to continuously inform its members about their rights and obligations.
EN.I.A.TH. has already completed a long period of continuous and successful presence and now feels ready and mature to continue its efforts to defend real estate in the best possible way. Real estate represents the fruit of the labor, efforts, and savings of each one of us, and we advocate for fair treatment within a robust legislative and tax framework. We aim to keep you, the property owners, informed and knowledgeable about the issues that concern you.

A Letter from the President
Dear Friends and Property Owners,
Real estate is the result of a lifetime of hard work and efforts for many of us. Unfortunately, to this day, the government primarily views property owners as a source of tax revenue, while many legislative measures, both past and present (such as rent control, expropriations, etc.), tend to diminish property values and create various issues in its utilization. The Thessaloniki Property Owners Association actively represents property owners in Thessaloniki and the broader region of the prefecture, serving as the voice for both small and large property owners before local and state authorities. Since our founding in 2001, we have managed to establish significant activity over the years, communicating the owners’ perspectives to local authorities and highlighting the challenges that property ownership faces today while proposing solutions for their resolution.
These web pages contain a brief presentation of the Thessaloniki Property Owners Association (EN.I.A.TH), the organization that strives to assist property owners in Thessaloniki as well as throughout Greece in collaboration with POMIDA, promoting their views and defending their interests. Additionally, it offers all its members information on important issues related to property and assistance with the problems they face through the information office (located at Aristotelous 4), and now with an innovative online platform that provides modern services.
Since its founding, EN.I.A.TH. has been a member of the Panhellenic Federation of Property Owners (POMIDA), whose President, Mr. Stratos Paradias, also serves as President of the International Union of Property Owners (UIPI). He has surrounded us with unwavering support and provided invaluable assistance from the beginning of our efforts. It should be emphasized that POMIDA is now the official interlocutor for governments and political parties on all issues related to property ownership in our country and participates in almost all legislative committees tasked with regulating property matters. If you closely follow property issues in our country, you will certainly be aware of its invaluable contributions. Just consider what the current status of property owners in Greece would be if POMIDA had not fought tirelessly and effectively in the difficult and unequal battles required to abolish the unreasonable rent control laws, liberate residential and commercial leases, and resolve many other problems.
Always remember that in today’s legislative, tax, and urban planning maze, it is essential to have representation for property owners, especially in a country where 80% of the population owns real estate. Additionally, it is necessary to inform you that EN.I.A.TH. has one and only one financier and client: YOU! By participating in EN.I.A.TH., you are helping yourself!
Constantinos A. Chaidoutis
- President of EN.I.A.TH.
