OBJECTIVE VALUES: OBSOLETE AND ADDITIONAL TAX: TWO DISTORTIONS THAT MUST BE DEALED IMMEDIATELY!

Explosion of tax burdens across the spectrum of taxes, fees and assessments on real estate will mean the application of excessively high zone values ​​of the system of objective real estate values ​​in various regions of the country, if no effective measures are taken to smooth out the tax burdens that will arise in the entire spectrum of real estate taxation, and especially in ENFIA.   

Zone prices were always a “political” size, because their goal was to be so low that no citizen would be wronged, however disadvantageous his property may be, that is why in practice they were not challenged, they prevailed and offered a huge service to the citizens and the State. Today’s stated ambition is to now be “economic” in size. But this poses enormous risks of overtaxation for large groups of citizens, among other things due to two important distortions of the assessment system, and the taxation system in ENFIA, which must be immediately addressed:

REAL ESTATE: INTERVENTION ON BEHALF OF THE CITIZENS IN THE “UNKNOWN OWNER AND IMMEDIATE START OF OPERATION!”

New draft law on the Land Register, which provides for measures to complete the land registration, with intervention in the public ownership in accordance with the persistent institutional requests of POMIDA, establishment of the Electronic Transfer File Real estate and the restructuring of the Hellenic Land Registry, with the possibility of entering into program contracts with the TEE for technical support and the creation of a register of accredited engineers was approved by the Council of Ministers.

NEWS REGARDING ANTIQUITY IN THE OBJECTIVE VALUES OF BUILDINGS!

With the Joint Ministerial Decision 60449 EX 2021 (Government Gazette 2146/Β/24-5-2021), a significant amendment was made to the under data 1067780 /82/ Γ0013/09.06.1994 (POL.1149) of the decision of the Deputy Minister of Finance “Amendment, improvement and codification of the provisions concerning the taxable value of property transferred for any reason within a plan, according to the objective system” (B’ 549) and the under data 1129485/479/Γ0013/03.12.1996 (POL.1310) of the decision of the Deputy Minister of Finance “Determination according to article 41a of the law 1249/1982 with objective criteria, the value of real estate buildings, which are located in areas where the objective determination system does not apply” (B’ 1152). In this decision, among other things, regulations are particularly unfavorable for listed buildings, since if they are radically renovated (?) they will be considered as completely new…

AADE: ONLY WITH BANK PAYMENT THE DISCOUNT OF PROFESSIONAL RENT EXPENSES!

Rents of business premises are recognized as a legitimate business expense only if they have been paid by bank – electronic means, and not in cash. The Schino disaster and all natural disasters of buildings and homes have one thing in common: Almost all buildings that burn or are destroyed are uninsured! The only possible solution to the problem, especially at a time when nature itself and climate change are constantly sending us warning messages (bad weather “Medea” and “Ianos”, deadly flood in Mandra, cyclone Halkidiki but also seismic activity throughout the country etc.) , is encouraging building owners to take out private insurance en masse.
