Here Athens, 4.11.2020
SUBJECT: That the return of the 12% rent cut due to COVID.
or voluntary reduction of their rents is in fact the only tangible measure that the government has enacted in favor of property landlords, but indirectly, but not very clearly, also in favor of their tenants, especially under the regime of voluntary reductions.
However, while you had rightly legislated at the beginning that the beneficiaries of this return are both natural and legal persons – real estate lessors, you subsequently excluded the latter from this beneficial measure, completely unjustified and without any valid reason.
Given that throughout the country, but especially in the center of Athens, Thessaloniki and other cities, 40% of the shops belong to legal entities such as charitable and public benefit institutions, nursing homes, associations and non-profit companies with rich and recognized social action, insurance agencies, etc., but also all kinds of heavily taxed companies, this later targeted exemption of lessors – legal entities from the above beneficial regulation, crucially affects the finances of legal entities of these persons, because they are unfairly deprived of this financial breathing space, as well as tenants in general and trade in particular, because their administrations have no incentive, like private individuals, for a voluntary reduction of rents.
That is why we call on you immediately to restore this grave injustice, of which both sides are essentially victims, since many properties are at risk of being abandoned by their tenants, precisely because of this unacceptable exception, by restoring the original regulation that did not contain this unacceptable exception .
