AADE: NEW CLARIFICATIONS FOR MARCH 2020 TO MAY 2021 COVID DECLARATION!

Due to questions that have arisen after the submission of the “Covid Declarations”, the new circular 2139/2021 of the AADE clarifies the following:

  1. In the event that a declaration of termination of the lease has been submitted for a property that is used beyond the contractual term of the lease (non-contractual use) and use compensation is paid, in order for the application of the favorable regulations of par. 2 of article 13 of Law 4690/2020, for this reason alone, a “Property Lease Information Statement” should be submitted, in the “Type of lease” field select ” Non-contractual use”and the amount of the use compensation should be entered in the “Total monthly rent” field. The lessor in this case is asked to provide supporting documents that prove the actual fact such as indicatively the lease that expired (depending on the time period of the start of the lease, electronic or handwritten) and the E2 of the previous years in which the amount of compensation or rent was declared which was paid.

AADE: THE APPLICATION IS OPEN FOR DECLARATION AND CORRECTIONS COVID!

Responding to the continuous requests of POMIDA, AADE opens again its application (www.aade.gr) for submission of COVID declarations concerning the following cases of compensation of lessors for forced reductions rents:

* Until 15.7.2021: – For initial COVID declarations for the month of May 2021, for which the relevant compensations have already been paid . Beneficiaries of compensation collection for the month of May landlords/sublessors, are required to submit a COVID declaration regardless of whether they have not yet been paid the compensation. Those who were paid compensation without being entitled to it, should not make a statement.

PROCEDURE TO COMPENSATE LANDLORDS FOR THE REDUCTION OF MAY RENTS. DEADLINE UNTIL 15.7.2021 FOR COVID DECLARATION!

Decision GDOU 615/2021 was published in the Official Gazette, which defines the more specific procedure, as well as the details of the advance payment of the landlords’ compensation for the rents month of May 2021, for the beneficiaries as defined by article 2 of items A.1003/2021 (B’37) and A.1030/2021 (B’702), as well as by par.1 of article 2 of under items A.1057/2021 (B’1069) and A.1058/2021 (B’1072) of joint decisions of the Minister of Finance, the Deputy Minister and the Deputy Minister of Finance, in accordance with A.1114/2021 (B’2149) decision of the Deputy Minister of Finance.

COMPENSATION PAYMENT OF 103.2 MILLION EUROS FOR REDUCED RENTS AND SUB-RENTS!

According to an announcement by the Ministry of Finance, on Wednesday afternoon, 30.6.2021, a total amount of 103.2 million euros was credited to 170,456 property owners for reduced rents May 2021, to 21,152 property owners for reduced rents April 2021 and to 2,833 property owners for reduced rents November 2020-April 2021 involving cases of subletting.

HOW WE FIND ZONE PRICES AND OBJECTIVE PROPERTY VALUE!

The valuemaps.gov.gr application was put into full operation , providing citizens with the possibility to immediately, easily and accurately locate the zone of the objective determination system to which the property of interest belongs, and also to calculate its objective value, filling in the necessary relevant parameters. p>

The implementation of the new digital tool is part of the technological and digital modernization, which is one of the four main axes of the reform of the framework of the objective determination of real estate values, which is promoted the Government, from autumn 2019.

AADE: THE NEW REGULATION FOR PROPERTY SUBLETS!

On the occasion of the repeated memos of POMIDA and the questions that have arisen after the submission of the “Covid Declarations” regarding properties that are sublet, with its circular E.2123/2021 AADE (Clarifications for submission issues from March 2020 to May 2021) from AADE, clarifications were given for the cases of total or partial subletting of a property.

The “philosophy” of this circular is that the State pays a one-time compensation for each leased/sublet property, with the sublessor as the primary beneficiary, who in turn is obliged to pay full rent to the owner. When the sublessor is not entitled to compensation, then the only beneficiary of the compensation is the owner-lessor.

THE HONORARY VICE PRESIDENT OF POMIDA ACADEMIC EVANGELOS MOUTSOPOULOS HAS PASSED AWAY!

The Honorary Vice-President of POMIDA, and one of the greatest philosophers of modern Europe, Academician Evangelos Moutsopoulos, passed away on Monday, June 7, 2021.

The deceased was born in Athens in 1930. He studied Classical Philology and Philosophy at the University of Athens and Philosophy in Paris, where he was awarded a doctorate (1958), and attended courses in music and musicology. In 1958 he was elected professor at the University of Aix in Marseilles, in 1965 full professor at the University of Thessaloniki and in 1969 at the University of Athens, of which he was rector in 1977. He taught at foreign universities and research centers. He has been a distinguished regular member of the Academy of Athens since 1984.

FINANCE: RENT REDUCTION MEASURES FOR JUNE 2021!

THE PROCESS OF ADVANCE PAYMENT OF APRIL BENEFITS BEGINS. UNTIL 15.6 THE DECLARATION OF COVID!

GDOU decision 500/2021 was published in the Official Gazette regarding the more specific procedure and definition of the conditions for the advance payment of the amounts of the compensation of the landlords for the rents for the month of April 2021, by check of the law in the context of dealing with the effects of the coronavirus COVID-19, which provides for all the procedural details, compensation rates and the deadline for submitting the COVID declarations. FOREST MAPS: SIX MONTH EXTENSION OF OBJECTIONS AND 50% REDUCTION OF THE OBJECTION FEE!

Voted in the Plenary Session of the Parliament, in the bill on medicinal cannabis, and is headed for publication in the Official Gazette, the amendment of the Ministry of Environment for a six-month extension of submission of objections by the owners for the forest maps that their posting is implemented within 2021, and for a four-month deadline to correct the obvious errors by the Forestry Services, while at the same time the ministerial decision to reduce objection fees by 50% was signed.
