2ND REAL ESTATE EXPO NORTH!

Thessaloniki is preparing to experience a dynamic three-day exhibition from 10 to 12 November 2023, with the organization of the 2nd Real Estate Expo North, at the International Exhibition & TEF – HELEXPO Conference Center, in stand 16.

POMIDA REQUEST FOR EXTENSION OF DEADLINES FOR DECLARING EXPIRATION OF LEASES AND CORRECTION E9!

POMIDA sent a request to AADE for the extension of two important deadlines that are of interest to property owners and expire on 30.6.2023, with an immediate response from AADE, since with the No. A1092/2023, the decision of the Governor of Mrs. Giorgos Pitsilis was extended by one month, i.e. until the end of the deadline for submitting tax returns (31.7.2023), the deadline for declaring the end of real estate leases.

AADE: IMPROVEMENT IN THE BUREAUCRACY OF REAL ESTATE TRANSFER!

A series of new regulations are put into effect immediately to facilitate the long-suffering process of real estate transfer, with decisions of the Governor of AADE Giorgos Pitsilis.

  1. ENFIA certificate

The new procedure regarding the ENFIA certificate is expected to be implemented from June 1, 2023, which will read as follows:

  • In every foreclosure action for the transfer of immovable property with a compelling reason or the establishment of a real right thereon, this certificate will only certify that the specific property will be included in the ENFIA declaration of the 5 years preceding the transfer or 6 if the tax of the current year has already been issued and not that the corresponding tax has been paid for the specific property and that the ENFIA of the remaining properties has been adjusted for these years, as it was until now.

THE “SAVING – RENOVATING” PROGRAM FOR 20,000 YOUNG PEOPLE!

Opens from 18.5 to 15.9.2023 for young people born between 1/1/1984 and 31/12/2005, the electronic platform for submitting applications for the financing program for the energy, functional and aesthetic upgrading of homes, owner-occupied or rented, by subsidizing part of the required cost of materials and their work . It is recalled that the immediate opening of this platform was requested by POMIDA from the competent ministers who attended its pre-election event on 4.5.2023.

AADE: WHEN ARE REAL ESTATE SALES BY AN INDIVIDUAL CONSIDERED A BUSINESS ACTIVITY!

With his circular, the Governor of AADE Giorgos Pitsilis clarifies when, in accordance with the applicable legislation, the sale of real estate by individuals can be considered by the tax authority as a hidden activity, the result of which must be taxed as business profit. Particularly interesting is the provision of par. 4 according to which the scope of the provision in question includes not only the systematic performance of similar transactions but even the individual transaction of sale by a natural person, as long as the purpose is profit, unless this concerns an asset that has been acquired through inheritance or as a gift from relatives up to the second degree or has been held for a period of time longer than five (5) years.

THE TERMS OF THE MORTGAGE LOAN PROGRAM FOR YOUNG “MY HOME”!

The “Spiti mou” loan program concerns the granting of low-interest or interest-free mortgages to young people and young couples, aged from twenty-five (25) to thirty-nine (39) years old , for buying a first home. Loans are granted through the cooperating Banks and the application is submitted to a Bank of the borrower’s choice.

AADE: THE POSITIVE CHANGES IN TRANSFERS, PARENTS, DONATIONS AND INHERITANCES!

Significant improvements in the tax procedures for property transfers (purchases, sales, donations, parental benefits, inheritances) were implemented based on a new circular of the governor of the Independent Public Revenue Authority (AADE), in accordance with the provisions of Law 5036/2023 and valid from March 28, 2023.
