SUBJECT: REQUEST FOR IMMEDIATE CHANGES TO THE SETTINGS FOR RENT REDUCTION

Dear Mr. Ministers and Governors In view of the fact that we have reached January 21 and real estate lessors are facing a completely unclear situation in relation to what applies in terms of January rent payments and the process of returning legal compensation, we ask you for the following:

That all owners with reduced rents join all the provisions that provide for extension without consequences, of their tax and other obligations.   

p style=”text-align: justify;”>A Ministerial decision should be issued immediately that includes all the January tax credits, even those that will be included in the 0% legislative regulation for the months of January and February (for the 40% reduction you have statutory authority), or a detailed notice from your Ministry setting out who is exempt and for what percentage, so as to end the refusal to pay rent by a small percentage of bad faith tenants who, knowing full well that they owe 60% of the rent, refuse, pretending that they are supposedly waiting for the publication of the new law.

To provide full information on the reasons for rejecting the declarations of the period March – October and a new deadline for the correction of all formal “mistakes”, but also for the submission of new declarations in order to cover the lessors from the true, but delayed announcement of the existence of a reason for a rent reduction by their tenant, which has already been accompanied by a unilateral reduction of the following months’ rent, without any possibility of the lessor to react and claim the withheld rent amounts, so that legal compensations are not lost for trivial reasons.

The new January COVID declarations should include automatic fields diagnosis of whether the lessee is indeed the beneficiary of the reduction and at what percentage each, so that in this way the lessor will automatically know whether he is entitled to compensation from the State. In this way, it will be possible to liquidate immediately & payment of the compensations of the owners.

To extend the deadline for declaring the conclusion and termination of old leases, which expires on 29.1.2021, until the period of income tax declarations.
