According to what is mentioned in the amendment, ENFIA “is paid in up to ten (10) equal monthly installments, each of which cannot be less than ten (10) euros, and of which the first installment is paid by the last working day of the month in which the tax assessment is issued, if the tax assessment is issued by the 15th of that month, otherwise by the last working day of the month following the issuance of the tax assessment , and subsequent installments until the last working day of each following month and the Last installment is paid until the last working day of February of the following year”
In new settlementstaxpayers will be able to see the adjusted value of their properties, according to the new objective values, the discount they will have according to the value of their property, but also the charges for those with large real estate, or assets of large aggregate value each.

Out of the total of approximately 7,200,000 property owners, 6,200,000 will be asked to pay ENFIA, from which the government estimates to collect a total of 2.58 billion euros. According to estimates by the Ministry of Finance, 8 out of 10, about 5 million taxpayers, will pay smaller amounts of ENFIA this year. Of these:
* 2,200,000 will see a reduction of more than 20%,
* 900,000 will see a reduction of more than 30%.
* 900,000 owners (14%) will receive a settlement with unchanged tax compared to last year.
* 360,000 taxpayers will be asked to pay increased tax. Of these, half will see small increases of around 50 euros.
* 180,000 owners will pay more tax with an increase of up to 80-90%. According to the ministry, the majority of them are property owners either in areas with a large increase in zone prices or in areas that joined the objective determination system for the first time and whose taxation has been very low until now (e.g. in Mykonos, Ithaca etc.).
* Beneficiaries are those who have small and medium properties, even if the objective value of of their property increased from January 1, 2022. This is because the basic coefficients for calculating the ENFIA of the buildings were reduced from this year and the scales were expanded-merged. So even if someone is moved to a higher bracket because of their area’s zone rate increase, they should (based on the Treasury’s published examples) see a reduction in tax compared to last year.
Specifically less tax they will pay:
- Owners with properties in areas with an objective price of up to 2,500 euros per square meterwho will see reductions that in some cases even exceed 30%.
- Owners who have several properties strong>as the additional tax will not be imposed on the entire property but separately for each property and if both conditions are met with the amount of the objective value. In particular, with the new regime, the additional tax on natural persons is imposed only when one of the debtor’s properties exceeds 400,000 euros and also when his total property is over 300,000 euros. In this case, there will be a surcharge on the basic tax with rates from 0.20% to 1%, while for properties with an objective value of more than 500,000 euros there will be a second surcharge on the total tax with rates ranging from 5% to 20 %.
- Landlordsdue to the significant reduction in rates that are cut up to 80% and the merger of tax brackets resulting in a significant reduction in the tax burden.

How do we print the statement of account for the payment of ENFIA
You can view and print your 2022 invoice on the AADE website, using your Taxisnet codes to enter the relevant application. More specifically:
- Go to the home page of myAADE
- Click on the “Applications” window
- Click on the “Citizens” option
- Go down to the letter D, in the “ Declaration E9/ENFIA”
- The page with ENFIA and E9 will open.
- Enter the Taxisnet codes and enter the application.
- Select the year 2022 and you see the ENFIA 2022 settlement statement.
- Give an order to print it.
How we pay ENFIA
- By Verified Debt ID (DO), via Bank which requires two days for payment to appear.
- By payment card, using our card details, or
- Through IRIS online payments. In the last two ways, the crediting of the debts takes place immediately.
