3. This is especially the case where the “compensatory” replacement of the additional tax with a tax surcharge on properties over 400 thousand euros and on properties over 500 thousand euros, is combined with the excessively increased new zone prices, especially for the owners of unprofitable urban plots.
4. Therefore, how much less or more each owner is asked to pay this year depends mainly on the increase or decrease in the zone price and the structure of his assets. That is, everyone with their own fate, who will only find out when they see this year’s settlement…
5. Despite the serious interventions and the extensive “face lifting” of the new ENFIA, its main characteristics unfortunately remain the following:
– ENFIA remains anunfair and unaffordable tax, which does not simply tax, but actually “punishes” saving in real estate, because it is based on the mechanically calculated value of the objective system, since it does not take into account the real taxing capacity of the citizen, where is his income, nor the real commercial value of his property, that is, ignoring the non-existence of either income, as in plots of land, or any possibility of management, exploitation or sale of his assets!
– Although in most countries there is an annual property tax, nevertheless ENFIA remains a tax with which he cannot reconcile the Greek taxpayer,not only for its disproportionately huge burden, in relation to all other European countries, but mainly for the fact that in the minds of most taxpayers, it is equivalent to paying monthly… rent to the State for their own home or shop!
-The ENFIA finally remains an “unfriendly” tax since the tax administration consistently refuses the self-evident: To give even a symbolic “discount” » to anyone who can pay it off by the deadline for paying his first installment!
In order to turn ENFIA into a much fairer and more acceptable tax, the Ministry of Finance must: “text-align: justify?”>-Abolish any additional ENFIA charge beyond the main tax, and
-Reduce objective values in all areas where they increased by more than 40%.
-To legislate a discount on the one-off payment of ENFIA at the deadline of its first installment.
