The meeting took place in the context of contacts with representatives of professional-scientific organizations in order to provide the necessary information on the issues that are the priorities of the Ministry.\u00a0<\/p>\n
The meeting took place following the well-known letter of POMIDA on the subject: The first goal is to break the bureaucracy in real estate transfer contracts!\u00a0 This was followed by special cooperation with the Deputy Minister Georgios Georgantas, where issues were raised regarding the simplification of procedures and the limitation of obstacles in terms of real estate transfers.<\/p>\n
Among them is the issue of the proof of payment of real estate tax (TAP), which has even led to the cancellation of transactions, due to many municipalities asking retroactive amounts of several years from the owners. The problem has arisen due to the legalization of semi-outdoors or the regularization of arbitrariness by the owners, a process that has varied the surface of the properties, but without corresponding information in the municipal records (where TAP is paid). Thus, when the respective owner requests a TAP payment certificate, the discrepancy in the square meters of the property is identified and the municipality requests the payment of additional sums retroactively for the years that have passed since the extra square meters were legalized. In this context, the operators of the real estate market request a voluntary update of the data of the relevant properties in the local municipalities, but without requesting the retroactive payment of the contributions.<\/p>\n
At the same time, the reduction of the number of required documents and urban planning certificates was also requested, as well as their merger. Special mention was also made of the supporting documents that must be provided in relation to inheritance and donation taxes, in order to enable their acceptance by the beneficiaries.<\/p>\n
It is recalled that according to during the last decade, the required supporting documents and related certificates have multiplied, resulting in delays of many months in transfers, while in some cases even cancellations are recorded of buying and selling<\/p>\n
The Deputy Minister listened to the proposals of the representatives and agreed that the necessary interventions should be made immediately to solve many of the issues raised. Similar meetings will follow with representatives of other agencies for a series of issues related to the simplification of procedures and better service to all citizens.<\/p>\n
